Work on Your House
If you are thinking about doing any type of building work (which can include patios, enclosing an area, raising walls, fences etc) you have to request permission for these works to be carried out.

A You will need permission (a licence) from Mazarron Town Hall.

B You have to make a project according to the type of work that needs to be carried out.

C You have to legalise it.

D You need to advise the builder's office (Huma) that you intend to alter the building so that when your Habitation Certificate arrives there should be no problem over it.

E You need to advise the Community of Owners office so that they are aware of the work that is being carried out and of course please inform your neighbours.

Habitation Certificate and Fines
There is a legal requirement here in Spain to have the correct licence for any type of work carried out to your property from Mazarron Town Council.

Without the correct licence you could be FINED more than a considerable amount and then still have to apply for a licence. Also you will need these licences to obtain your Habitation Certificates and also if you wish to sell in the future.

Licences
There are two types of licences that you may need.

Minor Works Licence
This involves building of patios, laying concrete, terracing, raising of existing walls, erecting of altering gates and fences, railings etc etc.

Major Works Licence
This is where you will require a qualified Spanish Architect for works such as installation of a pool, house extension, enclosing an area etc.

Local Taxation (IBI)
What is this?
This is a local tax payable to Mazarron Town Council each year and starts from the signing of your Escritura (Title Deed).

Where do I Find Out Information About This?
You will not get an invoice for this you just need to be aware. Go the the Catastral Office in the town. This is opposite the Pensionistas Club close to where before you had to pay your padron.

How do I Pay?
Take with you to the Catastral Office a copy of your Escritura. They will examine this and will give you a Catastral Number. Go to the 'Recaudacion' office just beyond the Town Hall (Ajuntamiento Nuevo') in the linked street plan (click here to see it) with the reference numbers they will give you (one for each year for which a payment is due if this is the first time you are paying this bill since you signed your Escritura).

You can pay this tax between 1st July and 5th October and the 'Recaudacion' office will print out your bill(s) to take to your bank to arrange payment, as well as to set up a 'Direct Debit' for future years' payments.
